Landlords are being advised to get ready for the new legislation, known as the Energy Act 2011, which will make it unlawful from April 2018 to let a property with an EPC (Energy Performance Certificate) rating below grade E.
RICS (Royal Institution of Chartered Surveyors) says that landlords should start a review oftheir portfolios as soon as possible with a view to highlighting the ‘at risk’ properties of E, F or G rating.
Most of the actions required to improve the rating of a property is already contained within an EPC so it may be prudent to review the EPCs already in place and contact the Engery Assessor who carried out the same to discuss the upgrade measures and costs to bring the rating above E.
